Introducing One Nikau — A fresh take on home in Woburn

We’re proud to unveil our latest development, One Nikau — a carefully crafted collection of 13 two- and three-bedroom townhouses nestled in the heart of Woburn, Lower Hutt.

Surrounded by native bush and Nikau palms, and backing onto the tranquil Opahu Stream, this development brings a sense of privacy, peace, and natural beauty — all within walking distance of central Lower Hutt and top local schools.

But One Nikau is more than just a beautiful location. From day one, this project has been about doing things differently. We’ve worked closely with our architectural partners to refine every aspect — from layout to materials — and deliver homes that are smarter, warmer, and more liveable for modern Kiwi life.

What makes One Nikau different?

  • Distinctive design: These aren’t copy-paste homes. Each layout has been thoughtfully considered to maximise space, light and privacy — from elevated private decks to generous roof storage and larger-than-usual kitchens.

Hear from our architects

One Nikau is a beautiful site, at the end of a quiet street, bordered by two small local streams and verdant mature trees (including nikaus!).  The new houses here will follow the natural curves of the Opahu stream and Black Creek to their confluence, sitting above and behind new planted and restored riparian stream banks.  The mixture of house sizes, block sizes, and the meandering path of the streams will give the completed development a playful and organic feeling, as it follows the paths suggested by the land.

From Nikau Grove, the houses appear as clusters of roofs forming each block, with roof lines of varying sizes and orientations sitting above each house.  The steep individual roof lines reference both existing character homes in Woburn and the branching of the nikau frond.  These roofs sit above a strong vertically oriented base, with fins of natural timber and traditional profiled metal claddings staggering back and forth to follow the stream.  This gives an individuality and shelter to the entry of each house, as well as a coherent overall visual language.

On the private north and western sides of the houses, timber decks lead off the main living spaces and cantilever out over the stream banks, providing room-sized outdoor spaces immersed in and suspended over the lush landscape.  Thoughtfully sized and placed slatted verandah screens on the decks provide privacy and summer shade, as will the new planting as it grows and develops over time.

Together, these design elements seek to create a living environment that is responsive to its natural context. Nikau Grove has been planned to integrate with the landscape, providing well-considered homes that respect the site's topography, waterways, and existing vegetation, while offering privacy, liveability, and a refined architectural character.
